Short Description: 286 acres of pine plantations and hardwood near Pearl River at Carthage Location: The tract is located about 2 miles southeast of Carthage, Miss. and is a few hundred yards north of the Pearl River.
It is located in Sec 8 & 17, T10N, R8E, Leake County. Access: A county gravel road ( Old Camp Road) dead ends into the east boundary of the tract, providing good access. The property also has good internal access provided by gravel roads and 4-wheeler trails. Topography: nearly level Timber: The property has about 102 acres of 13- year-old pine plantation planted on former cropland that is in excellent condition and ready to be thinned. There are about 160 acres of bottomland hardwood forest that is pulpwood to small sawtimber-sized. Oak makes up a large percentage of the hardwood. Full Description: The tract is an excellent combination of a timber investment and hunting tract. The property lies in the flood plain of the Pearl River, so the soil productivity is very good. The tract offers excellent deer, turkey and squirrel hunting. It also has a good potential as a timber investment as over 100 acres are in highly productive pine plantations that are ready for thinning. The hardwood forest has a high component of oak, growing on good hardwood sites, so the tract offers good market diversification with productive stands of both pine and hardwood. About 25 acres are open land devoted to powerline right-of-way, roads and small fields.

Bio: Steve is President of TimberCorp, Inc., a consulting forestry firm based near Jackson, Mississippi. He has over 30 years’ experience in managing timberland, and has been a real estate broker since 1985. Butler is one of a very few real estate professionals in Mississippi who holds all three licenses of Registered Forester, Real Estate Broker, and Certified General Appraiser.
Steve’s career has centered around acquiring and/or managing timberland tracts for private investors. He has served as President of TimberCorp, Inc. since it was founded in 1989. Prior to that, Steve was Head of the Trust Real Estate Department of the largest bank in Mississippi.
Butler is a timberland owner and an avid hunter. He has a unique understanding of investment quality timberland tracts and recreational tracts, and can work for you to help you find just the right property to meet your land ownership goals.
