Location: The tract is located in southwest Rankin County on the Rankin and Simpson county line. It is about 8 miles southwest of Florence and 7 miles southeast of Terry, Miss. The majority of the tract is situated in the SE1/4 of Section 33, T3N, R1E, Rankin County.
Access: fronts Poplar Springs Road. A fee-owned strip provides access to the main portion of the tract.

Timber: The entire tract was planted with genetically improved pines in winter 1994. This 16-year-old pine plantation has not yet been thinned, but is ready.
Full Description: This 53-acre tract is an ideal timber investment that is located close to the capitol city of Jackson. The timber is in excellent condition and consists of an unthinned pine plantation that is ready to be thinned. The tract offers recreation through hunting and other outdoor activities. There are several draws on the tract that appear to be well suited for building a pond or small lake. There are several houses in the vicinity of the tract. The property is close to Jackson and could easily be developed into a nice residential property with easy access to Interstate 55 and Hwy 49. A bridge across the Pearl River is nearby.

He has over 30 years’ experience in managing timberland, and has been a real estate broker since 1985. Butler is one of a very few real estate professionals in Mississippi who holds all three licenses of Registered Forester, Real Estate Broker, and Certified General Appraiser.
Steve’s career has centered around acquiring and/or managing timberland tracts for private investors. He has served as President of TimberCorp, Inc. since it was founded in 1989. Prior to that, Steve was Head of the Trust Real Estate Department of the largest bank in Mississippi.
Butler is a timberland owner and an avid hunter. He has a unique understanding of investment quality timberland tracts and recreational tracts, and can work for you to help you find just the right property to meet your land ownership goals.
